Work in Rockwall, Royse City and Fate looks different from work in Greenville. The housing stock is newer, so you're rarely fighting galvanized pipe or plaster — you're opening up a builder-grade plan that was value-engineered on the way up. Small kitchens with a wall in the wrong place, primary baths with a garden tub nobody has used since closing, and back yards that were handed over as bare sod.

The other difference is process. Much of this corridor is HOA territory with architectural review, and exterior work often needs approval before a permit. We handle those submittals as part of the job rather than leaving you to chase a committee.

Yes. We're based in Greenville, so Royse City, Fate, Rockwall and Heath are a short run down I-30 — closer for us than Dallas is. Most custom builders in this market are coming the other direction and won't cross 635.

It adds a step, not usually a long one. Exterior work generally needs architectural review before the permit, so we start that submittal early and run it in parallel with everything else.

That's a large share of what we do out here. Most of these plans have one wall doing all the damage. If it's load-bearing it needs a header and sometimes engineering — which our in-house designer handles.

Yes, on your lot. Same process as our Hunt County builds: lot evaluation first, in-house design and engineered plans, then a published schedule.
