Rains County is small, rural and defined by water — Lake Fork on one side and Lake Tawakoni on the other. A lot of what gets built here is either a lake house or a place on acreage, and both come with variables a subdivision lot never has: slope down to the water, drainage that has to be solved before anything else, longer utility runs, and access that a concrete truck has to be able to manage.
We're forty minutes away in Greenville, which matters more than it sounds. A remodel is dozens of short trips rather than one mobilization, and contractors coming from the Metroplex either won't take the job or price the drive into every one of them.

Yes. We're in Greenville, so Emory, Point and East Tawakoni are a normal drive for us rather than an exception we have to be talked into.
It's a design question rather than a problem, and it's one to settle before you buy if you can. Slope drives foundation type, drainage and how you get equipment in. Our designer works that out as part of the plans.
Frequently. Covered porches, screened rooms and outdoor kitchens on lake property are some of the best-value work there is — as long as the structure ties into the existing house properly rather than being bolted on.
