Walls that aren't square, ceilings that aren't level, galvanized supply lines behind the plaster, and a load-bearing wall exactly where you want the island. We price for what we're likely to find instead of discovering it on day nine and handing you a change order.

Because we're based here, the crew isn't driving in from Dallas and billing you for the windshield time. That matters more on a kitchen than on a ground-up build — a remodel is fifty short trips, not one long mobilization.

Kitchen questions.

Most full kitchens run several weeks of active work once demo starts, but the real driver is cabinetry lead time — that's ordered early and it sets the schedule. You get the dates in writing before demo, and you hear from us the day anything moves.

Depends on scope. Cosmetic work usually doesn't; anything structural, electrical, plumbing or gas generally does. We pull whatever the jurisdiction requires and handle inspections — you don't chase it.

Usually yes. If it's load-bearing it needs a header and, depending on the span, engineering — which our in-house designer handles rather than sending you to an outside firm. We'll tell you at the walkthrough whether the wall is carrying anything.

Not in that kitchen. We'll set dust containment, keep the rest of the house livable, and help you set up a temporary kitchen elsewhere. Plan on takeout more than you'd like.
