Van Zandt County is where the largest share of our completed custom homes sits. Five in Canton — 178 and 179 Norman, and 320, 340 and 360 Dalton — plus a build in Van. You do not have to take our word for what we deliver out here; the photographs are of houses you could drive past.

Building in Van Zandt is different from building inside a DFW municipality, and mostly in your favour. Land costs less, lots are bigger, and a great deal of the county is unincorporated, which changes who reviews your plans and what they require. It also means septic, well and utility runs become real line items instead of afterthoughts. We price all of that before you commit.

Regularly — most of our Canton work is exactly that. Outside an incorporated city the review process differs and you're usually dealing with septic and sometimes a well. We'll tell you what your specific tract needs before you buy it if you ask early enough.

Canton, Wills Point, Van, Grand Saline, Edgewood, Fruitvale and Ben Wheeler are all comfortable for us. We're in Greenville, so the I-20 corridor is a straight run down.

The land is, substantially. The house itself costs roughly what it costs anywhere — materials and labour don't care which county you're in. The saving is in the dirt, and it's usually a big one.
