Soil, drainage, how water leaves the site, where utilities are and what it costs to reach them, setbacks, tree cover, and whether a concrete truck can physically get where the slab goes. Around Greenville that last one is not a joke — plenty of good acreage has an access problem nobody priced.

Yes — that's most of what we do here. Bring the lot and we'll evaluate it before you commit: soil, drainage, utilities, setbacks, access. If it's a bad lot we'll tell you, even though that's not the answer either of us wants.
No, and you don't need to go find an architect either. Our designer draws them — floor plans through full engineered, permit-ready construction documents, then the interior and exterior selections to go with them. Design and build stay under one roof.
Design and permitting usually runs a few months, and construction longer depending on size and selections. You get a published schedule before we break ground and you hear about any movement the day it happens.
Land. You get materially more lot for the money out here than in the Dallas submarkets, and you're still close enough to commute. We build in both markets and we'll be straight with you about the tradeoff.
