Dallas County work is a different discipline from building on acreage. The lot is narrow, the neighbours are close enough to hear the saw, deliveries have to be scheduled rather than assumed, and there is nowhere to stage material. Our Bryan Parkway build sits between two fence lines with a stepped stone walk out front, and the entire elevation had to work viewed from directly across a narrow street.
The other Dallas reality is that a lot of the value is in the land, which pushes projects toward tear-down and rebuild or toward a renovation deep enough to reset the house. We do both, and the Merlin Street duplex is the third version — two units on one infill lot, finished to single-family standard rather than rental standard.

Yes. On a lot where the land carries the value, a rebuild often pencils better than a renovation — and we'll run both numbers rather than assuming.
We have. The Merlin Street duplex is two units on one Dallas lot, finished to the standard we'd use in a single-family house. Duplexes and small multifamily are a normal part of what we do.
Scheduled deliveries, tighter sequencing and a crew that keeps the site clean because there's no alternative. It's slower per square foot than acreage work and we price it that way rather than discovering it.
