A finished board-and-batten build in Van — restrained outside, and one big open room where it counts.

Van, Texas

The budget went
inside.

Our Van build is a lesson in where to spend. The elevation is deliberately simple — gray board-and-batten, black windows, a covered entry, one clean gable line. Nothing wasted on articulation that nobody would notice from the road.

What that bought is the interior. The main volume is a single open room holding living, dining and kitchen under one vaulted ceiling with a window wall down the back, and a dark island anchoring the kitchen end against white cabinetry. On a rural lot with this kind of light, one big room beats three small ones every time.

Straight answers

Van questions.

No. We're in Greenville and we've built in Canton five times, so the whole Van Zandt stretch is normal territory for us.

That's exactly what we did in Van, and it's often the right call on a rural lot. We'll show you where the money actually shows up and where it doesn't.

Yes, as part of the build. Outside city limits those are real line items and we price them before you commit rather than after.
